    Serviced Property Investment is our highest returning property investment. It combines purchasing under priced properties with high income short term letting. Allowing investors to make healthy profits from property price increases and monthly rental income, both over a relatively short term investment.

    Residential properties are purchased in central London and central Madrid and used for short term rental to business travellers and short stay holiday visitors to the cities. This generates a higher return from the use of the properties, with the security of upfront billing and less tenant control of the property.


    As with all of our property investments, our property buying team are very selective, only purchasing properties that can increase greatly in value with some minor, relatively low cost, improvements. Also only buying properties in the areas that are set to have healthy price increases and with a low chance of major price dips.

    Properties are fully owned by investors with just an average 70% mortgage on any property. City FX keeps a safe buffer zone between the mortgage and the current house price to ensure any dip in house prices does not push properties in to negative equity. This also ensures we can negotiate the best value mortgage rates to maximise on investor returns.

    Serviced Accommodation Management

    Serviced accommodation, with its home from home feel and added amenities is becoming a very popular alternative to hotels. Either when visiting a city regularly for work or conferences, or even a short holiday.

    There are additional costs in the management, cleaning and maintenance of the properties but the increased daily rate that can be charged more than covers this and ensures good continuous upkeep of the properties.

    Our short term guests are only able to stay up to a maximum of 30 days. All accommodation is paid for in advance and staff visit the properties regularly to ensure everything is kept to a high standard for our guests stay.

    Security and Selling

    Whilst properties are being used as serviced accommodation there will be convenient vacant times when renovation or extension work can be made to the properties to increase their value. When the price of the property, in the current market, looks good for a healthy return it will be advertised for sale. A sale can be confirmed and completed quickly as the property can be available at very short notice. But as serviced accommodation provides a healthy return in itself there will be no rush to sell the property until the right offer is received. Some may even be sold as a 'going concern' which can make an even higher profit.

    All of our investment properties are ring fenced from City FX Investment and our property management company, to protect investors. A floating charge is assigned to all investors, based on their level of investment. So that, in the unlikely event, of any problems with the investment, management or the properties. Investors are given direct control over all property assets, to sell or purchase outright. This is an extreme scenario but is put in place for investors peace of mind, as a prudent investor insurance.

    City FX transparent investing policy works across all of our investments. Investors will know which properties they are invested in, the income and price fluctuation on their properties and even an idea of the type of tenants using their properties.

    City FX believes transparent investing is essential to keep investors aware of how their funds are being used and how their investments are fairing, not only at the end of their investment term but also during the course of their investment.

    Important Information

    1 Returns on investments are estimates based on previous performance. Returns will fluctuate depending on the overall property fund. Higher returns could be achieved as the returns stated are based on conservative estimates. Lower returns could also occur in the event of house price dips or property income difficulties.

    2 Third year returns are lower as based on a shorter term investment, after the initial two year minimum investment period extended investments require only a 90 day withdrawal notice. Investors wanting to resubmit their investment for a minimum two year period will again receive the higher return rate.
